The property located at Rua Capitão Lourenço 43c, Foz do Arelho, Portugal, 2500-466 (the "Property") is offered for sale by private individuals (the "Sellers"). The Sellers are not licensed real estate agents or brokers in Portugal or any other jurisdiction. This is a private sale, and no real estate agency or professional intermediary services are provided. All inquiries, viewings, and negotiations are conducted directly with the Sellers.

2. Property Sale Terms

• Sold As Seen: The Property is sold in its current condition ("as is"). The Sellers make no warranties, express or implied, regarding the condition, fitness for purpose, or suitability of the Property. Buyers are responsible for conducting their own inspections and due diligence prior to purchase.
• Price: The listed price for the Property is €399,000.00 (Three Hundred Ninety-Nine Thousand Euros). All prices are in Euros (€). The Sellers are not responsible for any misinterpretations or errors in currency conversion or formatting (e.g., €400 instead of €399,000.00) that may occur due to translation or display issues.
• Promissory Agreement and Deposit: Upon mutual agreement to proceed with the purchase, the buyer shall pay a deposit of 10% of the purchase price (€39,900.00, Thirty-Nine Thousand Nine Hundred Euros) as part of a promissory contract ("Contrato de Promessa de Compra e Venda"). This deposit secures the buyer’s commitment to purchase the Property, subject to the terms and conditions of the promissory contract, which will be prepared by a qualified legal professional in Portugal. The deposit’s refundability (or forfeiture) depends on the contract’s terms, such as the buyer’s ability to secure financing or the Sellers’ provision of clear title. Buyers are advised to seek independent legal advice to understand their obligations under the promissory contract.
• No Onward Chain: The Property is vacant and available for immediate purchase with no onward chain, subject to contract.
• Contractual Agreements: Any agreement to purchase the Property will be formalized through a legally binding contract prepared by a qualified legal professional in Portugal. Buyers are advised to seek independent legal advice to ensure compliance with Portuguese law.

3. Accuracy of Information

The information provided on the Website, including but not limited to property descriptions, photographs, videos, maps, and other details, is provided in good faith and believed to be accurate at the time of publication.
